Reservation Policy

All booking requests, availability and rates are only held for 48 hours unless payment is made to secure the booking. The dates will be released back on to the system after this time.

To secure the booking a payment of 50% of the total cost must be paid within 48 hours with the remainder paid 30 days before arrival unless otherwise arranged and confirmed in writing by the owners.

A reminder for the final payment will be sent approximately one week before the due date on email.

If guests book a stay within 30 days full payment will be required at the time of booking.

Hot tub payments will be paid separately by the guest and require 7 days notice to confirm and book.

A confirmation email will be sent with your arrival details on receipt of payment.

If guests to not pay the final payment before arrival they will not be allowed access to the property and will have to leave the premises.

The owners have the right to cancel or refuse any booking with a full refund in extreme circumstances.

Any damage at the property will be charged to the guest with evidence provided.

Three night stays are our minimum stay although guests can request for 2 night stays.

Over Christmas and New years a minimum stay of 7 nights is in place, the guests may stay for a shorter duration but the price will remain the same. Over this period guests must contact us for a quote as online prices are not valid.

In the case of a no show, guests will be charged the full amount and no refund will be given.

Only 15 persons are allowed at the property, no outside guests are allowed due to insurance and local laws.

There are no events allowed and outside noise after 11pm is forbidden. Guests must close all doors and windows if playing music.

Pets are an additional charge and must be disclosed in advance. Only dogs are allowed at the property.

Guests are responsible for all their guests and pets, the front of the property has access to the road and beach with no gate so we do not advise this is safe for unleashed dogs or small children if not properly trained or supervised.

This is a strict non smoking property, guests who smoke at the property will be charged an additional cleaning fee and charge of £500.00.

Any persons smoking or taking illegal substances at the property will be asked to leave the premises with no refund.

Bookings can be cancelled at no charge within 48 hours of booking and refunded in full if outside of 30 days of arrival.

Inside of 30 days guests can change the date of the booking, this must be in the same price bracket and duration and subject to availability, refunds will be at the owners discretion.

Outside of 30 days guests may change the date subject to availability, the price and duration must be the same.

Charges are as below:

Cancelling within 30 days - dates can be amended, t=any additional rate change or nights added will be charged. If the rate is the same or less there will be no refund but a straight swap.

Cancelling between 30-60 days - a fee of 50% of the booking or change of dates of above - any circumstances may be discussed with the owners and will be done at their discretion.

Cancelling between 60-90 days will incur a £400 charge or dates can be changed as advised above.

Cancelling outside of 90 days guests can change the dates as above or a fee of £200.

Inside of 48 hours there is no charge.

Cancellation Policy
